Alberta's 2024 property tax and assessments

Prepared annually and mailed out early in the year, various property owners across the province of Alberta should have already received their property assessments. These assessments are a municipal responsibility and as such, the appeal deadlines differ by jurisdiction.

Crucial deadlines are fast-approaching to address your 2024 property tax liability and to potentially challenge your property assessment:

  • City of Calgary - March 11th, 2024
  • City of Lethbridge - March 11th, 2024
  • City of Red Deer - March 12th, 2024
  • City of Edmonton - March 25th, 2024  

It is important for property owners to ensure their property is assessed accurately to avoid overpaying property taxes and encountering inconsistencies in their property’s valuation.

How are property assessments calculated?

Assessments are conducted annually in Calgary and Edmonton using a valuation date of July 1st from the prior year. This means your property assessment in 2024 is based on a market value as of July 1st, 2023.

Once assessments are applied, in its simplest form, property taxes are calculated by multiplying the municipality’s tax rate by the property assessment.
